Case study: architectural bureau showcases completed objects in 3D
We were approached by a team from a Moscow architectural bureau – 12 people in the team, specializing in private homes and premium interior design. The problem was classic for authorial architecture: photos don't convey space, and potential clients nod in meetings but don't understand the scale and logic of the layouts. A month after the shoots, the bureau's partner wrote that the conversion of initial meetings into contracts had increased – clients come in already 'warmed up' after watching the virtual tours on the website.
Task
The bureau wanted to showcase completed projects so that a potential client could independently 'walk' through the house, look into each room, assess ceiling height, glazing, and transitions between zones. Standard tools did not solve the problem: photos always reflect the author's choice of angle, drone video flyovers do not show the interior, and 2D floor plans are only understood by professionals.
A separate nuance – three of the four objects are already inhabited, with owners moved in. This means: a 4–6 hour window for shooting per day, no moving furniture, no leaving equipment overnight. One object – a residence in Podmoskovye – even required coordination with the village security and a separate entry for the operator.
The bureau considered making a tour with in-house visualizers using 3ds Max, but estimated the timelines: rendering one house — at least 3 weeks of designer work, and four objects were needed in parallel. They decided to shoot the texture.
What we did
All four objects were scanned with Matterport Pro3 – a lidar camera that captures space geometry with an accuracy of up to 1 cm. Each object required a separate shift with one operator and an assistant for shot preparation (adjusting a blanket, removing a mug from the table, drawing curtains).
Footage and deadlines for objects:
- Private house 380 m² in Novaya Riga — 1 shift, 156 scan points
- Residence 720 m² with basement and spa area — 2 shifts, 284 points
- City apartment 145 m² in Patriki — half a shift, 62 points
- The bureau's own office 210 m² — 1 shift with attic re-scan
Between shooting and delivery — 9 business days. During these days, processing: stitching panoramas, placing tags with captions (project author, year, area, materials used), generating a dollhouse view and floor plan, cleaning artifacts in mirrors.
At each object, at the bureau's request, mattertags were added – these are interactive points right inside the virtual tour. Click on a sofa – a card with the model name and brand opens; click on a lamp – the same thing happens. It turned into a catalog-constructor: the client walks through the house and immediately sees what it's made of.
The virtual tours were hosted in the 360° Space cloud – on high-speed servers with technical support. The bureau received embed codes for integration into their website and separate direct links for sending in messengers. For presentations at the Batimat exhibition, an offline build of two flagship objects was made – a standalone version for a laptop, working without internet directly from the stand.
Result
Two months after the launch of the 'Completed Projects' section, the bureau's partner sent statistics: average time on site increased from 1:40 to 6:20, viewing depth – from 2.3 pages to 5.8. For initial inquiries, the deal cycle shortened: previously, it took 6–8 weeks of meetings and discussions from inquiry to contract signing, now it's 3–4 weeks. Clients come with specific questions about objects they have already seen.
An unexpected bonus: one of the private house virtual tours was 'borrowed' by the bureau's contractors – a kitchen factory and an engineering systems supplier. They now show this virtual tour to their clients as an example of how their product looks in a real interior. The bureau received free mentions.
